Planning for Long-Term Success: When to Replace the Exterior Items of Your Newtown Rental Homes

Newtown Property Owner Doing Repairs to the Exterior of the HomeBuying and managing rental properties in Newtown means long-term investment planning. You will need to maintain your new rental property and interior and exterior items will, after a good run, need to be repaired and replaced.

A number of these things are pretty inexpensive, but others, notably those located around the exterior of a rental home, can be quite expensive. To make sure you get long-term success as a Newtown property owner is to figure out what the costs are and add the values to your overall property management plan.

To be able to do this, it is necessary to know the lifespan of certain exterior items. Similar to how carpet or interior paint has certain life expectancies, the same can be said for exterior items. For example, a patio or deck that has been cared for will last between 15 and 20 years. On the other hand, a deck that has been neglected may degrade into a safety hazard in as little as ten years.

Garage doors, exterior doors, vinyl windows, fences, and asphalt or concrete driveways and walkways are other exterior items with solid life expectancies. Garage doors, depending on the quality and climate conditions, can actually last as long as 15 to 20 years. The same goes for other exterior doors that are exposed to the elements.

Remember that the quality of materials can make a huge difference in the longevity of exterior items. For instance, vinyl windows of good quality can last for up to 40 years, while cheap windows may need to be taken down and replaced in as little as 15. A quality cedar fence may need changing between 15 and 30 years, while pine fences will need to be replaced after five to twelve, and spruce fences as early as four to seven.

Concrete and asphalt rank high in durability, but they will still eventually need replacement. This is more relevant if you purchase older properties. An asphalt driveway can last upward of 30 years if sealed and maintained properly, and so should concrete. Similar to almost everything else, when a driveway or walkway is properly maintained, it will last a lot longer.

On the topic of property values and curb appeal, taking chances with maintenance and replacement will do more harm than good. If you include, in your planning, the replacement of your Newtown rental home’s exterior items, you can maintain your cash flow, keep your tenants happy, and help your rental property value increase year after year.
